    Step 1: Decide to Buy 

    Before you even go looking for a home, you have to understand your needs. At the top of your list should be which areas are you considering? We can help you find the best areas. Next think about the type of place you’re looking for. Are you looking for a lot of bedrooms and washrooms for your family? Do you want a pool in the backyard? There are many things to consider you just need to narrow down what is important to you and let us help you find it.

    Once you have narrowed down some qualities, its time to go looking for a home!

    Step 2: Hire an Agent

    There are thousands of real estate agents how do you chose one that’s right for you?

    You have to pick carefully. You will need someone that you can trust and someone who understands what you want.

    Choose an agent that will give you the service you deserve at all stages of the process and help you negotiate your best deal. Most importantly find a local agent that knows the area that you are considering inside and out.  They will give you insight that others just won't have.

    Step 3: Find your Home

    There are many ways of finding that dream home!     Step 4: Make an Offer Now

    Now that you’ve found the house that you are set on, it’s time to make an offer. Not all offers are the same and here’s where your real estate agent comes in. They will help you with specific terms and conditions that will be specified in the offer like the price you want to pay, financing conditions, or other things like inclusions and exclusions.

    Not only is it about the price of the house but you have to carefully look at the other details included in this sale. This is why you need a negotiation expert working for you.  There are so many different variables that can take place and we will guide you through every step of this process.

    Step 5: Close the Sale

    You will be meeting and signing papers with your lawyer but we are still involved in the closing process. We will do a final walkthrough of your soon to be new home and make sure that the items and terms agreed to in your offer are all met. There will be closing costs associated with the sale that need to be paid either before or upon the closing of your home. This can include things such as land transfer tax, legal fees, appraisal fees and home inspections.
